Laneway Home

With a few exceptions, Laneway specific homes are unique in Southern Ontario to Hamilton and Toronto. Homes on public laneways are ideal for building an SDU. While not all laneway homes qualify, thanks to several iterations of the rules governing laneway home construction, city staff are well versed and comfortable with the process. At the time of writing, laneway homes are the clearest path to a separate dwelling in both Hamilton and Toronto.

Garden Home

Unlike a Laneway Home, a Garden Home does not require the principal home to be abutting a laneway. City councils, including Toronto, Hamilton, Brantford, Guelph, and Kitchener to name a few, have approved Garden Homes. However, rules governing Garden Homes have come under scrutiny. This is understandable given how far reaching this allowance is when compared with Laneway Homes, which for the most part, could only be built in cities with public laneways such as Hamilton and Toronto.
At time of writing, Toronto is still debating, Hamilton is in full swing, and several smaller municipalities are also in the process of refining their rules and regulations to balance the concerns of community associations and the needs of individual homeowners and investors applying to build a Garden Home.

Home Office/Bunkie

Working from home has become a reality for many in Southern Ontario. For home business people this has always been a daily requirement. With many companies now allowing and encouraging variable amounts of work from home scheduling, and some schooling also offering courses over video conferencing, conflicts are a common occurrence.

As a result Hybrid Home Offices doubled as workout spaces, and quiet zones have started to pop up in backyards all over the country. The great thing is that these structures, on most occasions, do not need to be permitted if it is less than 108 square feet.

Bunkies can be described as a small home away from home; an autonomous space on a getaway property. Typically designed as a cozier, relaxed space with an optional loft. 

cottage

The demand for getaway homes has surged in recent years. In Southern Ontario these structures are often referred to as Cottages. While some Cottages are found in remote inland areas, most Cottage Lands are near or abutting waterways, conservation lands, or both. This requires many interactions with several authorities whose regulations affect the land and subsequently what can be built.

Building of cottages is a specialized field best organized from the start by trained professionals.
